IMPACT Property Group is a leader in the acquisition and management of cash-flowing commercial properties across  northeast PA. With over $26 million in assets and more than 300,000 square feet of space under management, we deliver strong, consistent returns to our partners.

Our strategy focuses on acquiring and managing a diverse range of cash flowing commercial real estate assets including self-storage facilities, retail properties, apartment buildings, and flex spaces at attractive prices.

We then add value through active revenue management, technology integration, re-development and capital improvements.

Over our first decade, we have generated ~20% compounded annual return on our equity capital. Over the next decade, we are anticipating mid-teens returns on equity.

Geographically, we currently own commercial real estate properties in the Poconos and the Lehigh Valley in northeast PA. We would also be interested in owning properties in the Scranton PA area. Based on our current size and where we would like to be in the next five to ten years, we are actively looking for the following:

  • Self Storage

    +30,000 square feet or more and a price point between $3 to $9 million.

  • Retail Shopping Center

    Well located, multi-tenant with a price point between $4 to $9 million.

  • Flex Space

    +30,000 square feet, single or multi-tenant with a price point between $2 to $9 million.

  • Multi-Family

    +50 units with a price point between $6 to $9 million.

IMPACT Property Group has been investing in Monroe County, Pennsylvania since 2012. We currently own approximately twelve commercial properties across Monroe, Pike and Wayne counties in north eastern Pennsylvania.

IMPACT Property Group owns and operates self-storage facilities, apartment complexes, flex office/industrial and retail commercial assets.

Long-Term Value from Strategic Commercial Real Estate Investments

Our disciplined commercial real estate investment approach creates long term value for all of our stakeholders.

Over our first decade, we have generated +20% compounded annual return on our equity capital. Over the next decade, considering we are starting with a lot more equity capital to put to work, we are anticipating mid-teen returns.

We are focused on owning cash flowing commercial assets with numerous tenants. We look to stay in tertiary markets with limited competition. We typically buy properties for eighty to ninety cents on the dollar then add value through active revenue management, technology integration to enhance efficiency, re-development and capital improvements.

Once we add significant value, we re-allocate excess cash flow and cash out refinancing proceeds to buy more cash flowing assets.

Brian C. Hollenden, CFA

Brian C. Hollenden, CFA is Co-Founder and Co-CEO of IMPACT Property Group which owns and operates $26 million of commercial real estate assets. Prior to joining IMPACT full-time, Mr. Hollenden worked as an equity research analyst, covering a variety of industries, at numerous Wall Street firms in New York City. Brian has over twenty years of investing experience. Mr. Hollenden graduated from Shippensburg University of Pennsylvania with a double major in Finance and Economics. He has also attended the Columbia Business School Value Investing Executive Education Program and is a Chartered Financial Analyst.

Mr. Hollenden lives in Glencoe, IL with his wife Allison and his children William and Caroline.

Daniel C. Schaffer

Daniel C. Schaffer is Co-Founder and Co-CEO of IMPACT Property Group which owns and operates $26 million of commercial real estate assets. Prior to Co-founding IMPACT, Mr. Schaffer was a trader at the New York Mercantile Exchange (NYMEX) for a decade. Mr. Schaffer traded options and futures on numerous commodities with proprietary capital. Daniel has over twenty years of investing experience. Mr. Schaffer majored in Finance and graduated from Shippensburg University of Pennsylvania.

Mr. Schaffer lives in Blairstown, NJ with his wife Cynthia and his children Hanna, Sidny and Wyatt.
